Pre-purchase or buyer’s inspection

The most common type of home inspection. The prospective buyer hires a home inspector who is licensed by the Texas Real Estate Commision (TREC) to inspect the home. The inspection is conducted according to the Standards of Practice required by TREC.

One-Year Home Warranty Inspection

Most home builders offer a one-year home warranty in which they agree to repair most items in a home if some goes wrong within the first year after construction of the home. A one-year home warranty inspection covers everything that is inspected during a normal home inspection. Home Maintenance Inspection

Many people maintain their vehicles better than they maintain their homes. Our homes are literally our refuge from the storm, and for the most part, they do a wonderful job at it; however, because of this, they suffer a lot of abuse from the sun, rain, snow, wind, trees, insects and rodents, water, and from the people who live in them. Very often, a small problem can become a large problem if not addressed quickly. A loose shingle on the roof can turn into a missing shingle, then to a roof leak, and eventually to some serious water damage. A small electrical problem could turn into a fire. A small plumbing leak can turn into a large leak resulting in rot and/or foundation issues.

The most serious problem that I found during a home maintenance inspection was a shower pan in an older home that was so rotted out that it could have collapsed at any moment. This was in the master bathroom of an elderly couple’s home and was used daily. Had it collapsed while one of them was using the shower, serious injuries could have very likely occurred. Although, I normally don’t find problems this serious during home maintenance inspection, I have never conducted a home maintenance inspection in which I didn’t find at least several maintenance issues that needed to be addressed before they became big problems.

Septic Inspection

We open up the tank, inspect the inside of the tank with a mirror, check scum and sludge levels, and run a 150-gallon water flow test to ensure that the system is functioning properly. We also have specialized equipment for locating hard-to-find septic tanks.

Septic systems are a vital system on many homes – especially those located outside of a city or town. A problematic septic system can be messy, unhealthy and very expensive. Unfortunately, many septic systems fall into the category of out-of-sight, out-of-mind. If I had a nickel for every time a homeowner has told me, “I’ve never had a problem with the septic, so I’ve never pumped it……” This is just like saying, “I’ve never had engine trouble on my car, so I’ve never changed the oil.” Just like you change the oil in your car to avoid engine problems, a septic tank should be maintained to prevent septic system problems.

We frequently inspect septic systems where the tank needs to be pumped or where the system is performing sluggishly, or both. If a neglected septic system just needs the tank to be pumped, then consider yourself lucky. If the system has been neglected for too long, it is very possible that it will be performing sluggishly. This is often a much more complicated and costly problem than one that just needs to be pumped. A sluggish system will often result in backups in the yard, or even in the home. The sluggishness is often caused by the lateral lines or drainfield failing. This fix for this is normally very costly. System failure can often be prevented by regular maintenance such as regular pumping of the tank to minimize the introduction of solid matter into the drainfield.

Our inspection is designed to identify such problems. On most inspections, we locate the tank and drainfield. We dig down to the tank and open it up. We probe the tank to determine the amount of sludge and scum in the tank to determine if it is in need of pumping. We inspect the visible part of the interior of the tank for cracks, root buildup, and any other problems that we observe. Then we perform a water-flow test to determine how well the system is performing as a whole. At the completion of the inspection, we will normally have a good idea of the performance of the septic system and its components.
