Thermal imaging Is quickly becoming one of my most important tools as a home inspector. It has helped me to find problems on homes that otherwise would have been completely unnoticed. (See my previous blog post about thermal imaging.)

This week, I discovered an air-conditioning condensate pan that was leaking in the attic. It was making the wall and ceiling underneath it wet, and it could have led to some serious damage if left undiscovered. There was nothing visible to the naked eye on the wall or ceiling, but the leak was very obvious with the thermal camera. (see photos below).

A few weeks ago, I discovered a beehive in the wall of a home that otherwise would have been completely invisible. Here is a video explaining the discovery and showing the removal of the bees.
